Pioneering development
Pham Ngoc Thuan, General Director of Becamex IDC, affirmed that the market increasingly poses new challenges for businesses, such as production cost efficiency, community responsibility and decarbonization goals. From the beginning of 2023 until now, Becamex IDC and Binh Duong province have been selected by the World Bank as the main partners for the technical support project to develop ecological industrial parks (EIP). This project aims to evaluate the feasibility of developing EIPs in selected industrial parks, with the goal of supporting the enhancement of environmental competitiveness of manufacturing industries through the establishment of EIPs.
“Becamex IDC's industrial, urban, and service model is not just industrial or urban real estate investment projects, this model turns projects into strategic driving forces, upgrading the system of urban planning and existing industrial production, comprehensive renovation of the transportation system, creation of medical, educational, commercial and service infrastructure, creating a good living environment. Smart-ecological industrial parks are considered one of the important and inevitable new ecosystems of the era to complement the existing industrial, urban and service models," Thuan affirmed.
In addition to providing a full range of service, technical and social infrastructure, Becamex IDC will gradually transform existing industrial parks to expand efficiency and sustainability by improving management and operation models to best support investors. Thuan said, upgrading existing industrial parks to become smarter, with the ability to provide 4.0 technology platforms such as artificial intelligence, big data... helps businesses easily convert to smart factory, smart production to increase labor productivity.
The good news is that the greening trend in industrial parks is not only implemented by "big guys" like Becamex IDC, but is gradually being implemented methodically in many industrial parks. Tan Binh Industrial Park (North Tan Uyen) has been planning to attract this shifting wave. Nguyen Quoc Thai, Deputy General Director of Tan Binh Industrial Park Joint Stock Company, said that Tan Binh Industrial Park distributes trees at a standard rate, minimizing the level of impact on neighboring residential areas. In particular, the industrial park's centralized wastewater treatment plant operates 24/7, meeting standards before being discharged into the environment.
“Projects attracting investment in Tan Binh Industrial Park have low pollution levels, high rates of reuse of industrial waste, and little discharge into the environment. A centralized wastewater treatment plant that meets standards before being discharged into the environment is one of the important criteria for Tan Binh Industrial Park to achieve sustainable business certification," Thai talked about the progress in the greening process.
Active implementation
According to Dr. Pham Tuan Anh, Director of Binh Duong Smart City Office, Becamex IDC has put into operation the Intelligent Operation Center (IOC) to help coordinate and monitor operations better, while adding green landscapes, trees, applying ISO standards to help industrial parks become greener - cleaner - more beautiful. For new industrial parks, the task of planning and calculating from the beginning for smart management solutions and ecological criteria will also be carefully considered. This contributes to attracting industries with high added value, green and environmentally friendly industries, as a premise for future scientific technological industrial parks.
Teo Ban Seng, CEO of Sembcorp Development, Co-Chairman of VSIP Group, said VSIP 3 in Binh Duong marks a significant change through transformation for more sustainable development. VSIP is very proud to announce a new design concept for a smart and sustainable industrial park. Smart devices will bring safety, reliability and efficiency to customers and workers in the industrial park. Sustainable features, once put into operation, will help VSIP 3 become one of the greenest and most sustainable working environments in Vietnam. More specifically, there is a plan to build 50 hectares of solar power farm right at VSIP 3. This will be a precedent in industrial park design based on the stability of the power network and the sustainable benefits brought to large manufacturers.
Chong Chee Keong, Managing Director of industrial real estate of Frasers Property Vietnam, said that Binh Duong Industrial Park is the first industrial park project invested by Frasers Property Vietnam on a land area of nearly 106 hectares with the motto of being modern, dynamic, ensuring sustainable development. The Group strives to achieve green certification for 80% of its owned and managed assets by 2024. An example of this effort is that in December 2023, Frasers Property Vietnam was supported by the Science-Based Targets Initiative (SBTi) to set emissions reduction targets consistent with the latest researches in climate science, recognizing goals for reducing greenhouse gas emissions.
According to expert assessments, industrial parks are the ideal place to implement energy saving and emission reduction solutions. That process not only helps improve economic efficiency but also conserves national energy resources, protects the environment, and promotes development in the most sustainable way.
